LeaseChat is a free tool that analyzes residential leases, answers questions with references to the document and local law, and drafts landlord communications.
Project Description
LeaseChat is an AI-enabled application developed at the University of Chicago Law School’s AI Lab to support renters with lease review and common landlord–tenant tasks. Users can upload a lease for automated extraction of key terms (for example, rent, security deposit, and dates) and identification of clauses that may warrant closer attention. A chat interface allows plain-language questions; responses reference specific lease provisions and location-specific legal standards where available. The service also generates structured letters for frequent issues such as repairs, deposits, and fees. A language toggle provides access in English and Spanish.
The system converts uploaded PDFs to a machine-readable format and applies targeted prompts to link questions and answers to the underlying text and to jurisdictional rules. Outputs include an at-a-glance report and optional export for record-keeping or consultation. The tool is intended for short, practical uses such as reviewing a lease before signing, preparing a notice to a landlord, or understanding timelines and notice requirements.

LeaseChat provides legal information and document drafting assistance; it does not offer legal advice or create an attorney–client relationship. As laws and lease forms vary by jurisdiction and change over time, users should confirm applicability to their situation and seek legal counsel when needed. The product is in active development, with ongoing work on prompt refinement, answer quality review, and user feedback to improve grounding and clarity.
